Lenders profits typically come from a variety of ways on a loan program. In addition to the interest rate, typically lenders charge closing costs that are associated with getting a loan from them. These fees range from application fee, notary fee, underwriting fee, processing fee, courier fee, etc. These are all fees to cover operational cost as well as an avenue to increase profit margin upfront versus waiting for the period of the loan to collect on interest. Great question! Truth is, why "put all your eggs in one basket"? It's great to have the liquid capital available but why use your own when you could use ours? By using other funds rather than your own, this allows the opportunity to not risk everything on one investment, allowing the opportunity for foreseeing expenses as well as other investment opportunities that may arise.
Typically obtain financing from a bank, the property needs to be in "livable" condition. A lot of investment properties tend to be short sales, pre-foreclosures, etc., and don't meet this requirement. Another reason is banks guidelines for appraisals go according to the "As-Is" value were we are able to go according to it's ARV. Not all of our borrowers are able to prove their income. Since we don't verify income, we go by available capital you have. Lastly, we close a lot quicker!
Quick answer, NO. You don't need to have any experience in real estate investing to qualify. However, those who do will get qualify for a more competitive loan program.
Simple, after applying online through our secured system; your application with get processed and we'll have a decision typically within 24 hours or less.
Once pre-approved, we'll request certain documentation from you. Once received we'll review. In addition we'll need a credit authorization signed allowing us to obtain your credit. Once these steps are done (with no issues), we'll order an appraisal to be completed. Once we get the appraisal back, we'll go ahead and order a title search from the title company of your preference.
We prepare to finalize the pre-approval into a final approval and prepare for loan closing. Funds for the acquisition are available at closing while the funds for renovations are held in escrow until each task gets completed. As each task is completed, an inspection will come to the property to confirm and the funds for that particular task will be wired to you with a few days.

Ariso Capital will provide financing to borrower(s)/guarantor(s) for residential and mixed use units only. The sole purpose of the property being financed is to be leased as income producing property to non-borrower tenants (as outlined below).

The Bank Secrecy Act (“BSA”) requires financial institutions to assist US government agencies to detect and prevent money laundering. Ariso Capital has and will continue to use implemented anti-money laundering policies and procedures to comply with applicable federal law. As a part of this policy, Ariso Capital must screen all borrowers and guarantors against the list of specially designated nationals maintained by the US Department of the Treasury and OFAC pursuant to the USA PATRIOT Act, amendments to the Bank Secrecy Act and its implementing regulation and investigate name matches as required by law.
